FAQ
My mortgage company pays my taxes, why am I getting a bill?
Every property owner receives a paper copy of the tax bill. The bills are mailed the first week of March for county/township taxes and the first week of July for school taxes. Your mortgage company does not get a paper copy of the bill. Some lenders receive electronic copies in bulk. If you have questions about who is paying your bill, call your lender. I cannot track mortgage company relationships. If you receive an Interim Bill (see below) your lender does not get a copy of that bill, nor do they get an electronic copy. If you receive an Interim Bill contact your lender immediately.

What is an Interim Tax Bill?
An Interim Tax Bill is generated by the Board of Assessment when the value of the property changes during the year. It could be prompted by a new home on a previously vacant lot, an addition to your home, a new garage or other permanent improvement. Alternately, your assessment could decrease if you have successfully appealed your assessment, experienced a fire or demolished all or part of a structure. If you believe your value should be reduced, see the above links to appealing your assessment. The Interim Bill is for a partial year and is in addition to the regular bill that you may have already received and paid. It could be for prior years. In the future this revised assessment will be included with your regular annual bill. If you receive an Interim Bill and you have questions, please call me or the Bucks County Board of Assessment 215-348-6219. Please also note that you may receive two bills, one for county and township, and a separate one for the school district. In that case, please send separate checks, one for each bill. Combined payments will be returned to you.
What happens if I don’t pay my taxes before December 31st?
Your file will be transferred, by law, to the Bucks County Tax Claim Bureau (BCTCB). By February 1st of the next year the BCTCB will be able to advise you of the status and amount needed to release the lien on your property. As of January 1st following the year taxes were billed, I will no longer have your file and can no longer accept payments for the previous year. You can call the Bucks County Tax Claim Bureau at 215-348-6274.
